  • Building Acquisition and Redevelopment
    • A joint venture acquisition of a former retail building in downtown Lake Bluff, IL. Strategic redevelopment of the property into a new multi-unit residential development.
  • Office Campus Acquisition and Redevelopment
    • Acquired an existing positive cash-flow office campus with the intent to increase net operating income, with improvements that would attract new tenants at higher rates, positioning the asset for a long-term redevelopment plan.

  • Acquisition and Conversion for National Retailer 
    • Purchased a vacant building in a prime location, and converted it into a freestanding single tenant building for Sherwin Williams.
  • Multi-Tenant Development for National Retailers 
    • A joint venture development of a 41-acre shopping center into a 200,000 sq ft commercial shopping center. Acquisition and development were financed through strategic negotiation, sales and tax incremental financing over a four-year development cycle.
  • Office and Retail Redevelopment 
    • Acquisition of a vacant office building converted into a two-story retail and office development. Construction included a new Biofoam roof for increased ceiling height and insulation value.
  • Two Property Retail Developments 
    • Redevelopment of a ring road on a super-regional shopping center. After rezoning approvals were granted, the new platted lots created new ground-up buildings 12,000 sq ft in size, leased to two national restaurants and two national retailers.
  • Retail Shopping Center Development 
    • Negotiated a development agreement with the City of Elmhurst, which gave us rights for offsite storm water detention, and offsite street parking. This increased the allowable sq ft of our development by 30%, allowing for a new 15,000 sq ft retail and restaurant shopping center at the highest trafficked intersection.

4 / About Jason Smith

Jason Smith graduated from Purdue University with a major in Building Construction Management, and Harvard University School of Design, in the (AMDP) Advanced Management Development Program with an elective in Leading Organizations.

After graduating from Purdue, Mr. Smith spent several years at AMEC International as a superintendent and project manager of high-rise construction projects in Chicago. Following AMEC, he spent over 10 years at a large real estate development firm wherein he worked on and completed well over 100 projects. Projects variations consisted from small single tenant net lease buildings to consulting on large high-rise office ground up developments. 

At Smith Capital Management, Mr. Smith’s focus is to source, develop, and execute new real estate development projects to maximize income generation and cash flow through leasehold interest or investment sales.
